CW Development and CampusWorks Development is a nationally recognized developer and builder of student housing and conventional apartments communities providing its specialized development from its headquarters based outside of Charlotte, North Carolina.
The selected candidate will work with the development team and provide and execute direction of the overall development strategies in collaboration with Executive Team. As VP of Development you will be responsible for identifying, analyzing, securing and structuring development opportunities for conventional and student living communities with a primary focus on private off:campus projects, secondary focus towards conventional opportunities and thirdly the acquisition of sites and/or existing assets for
conventional/student housing.
The selected candidate will maintain overall responsibility for the development department, performing the financial analysis, entitlement risk, and market underwriting, forming the basis for site selection, management of the entitlement process, as well as tracking and managing spending of pursuit capital and allocation of investment capital.
The selected candidate will play an essential role in leading the development team and drive the overall success of numerous projects. This candidate will have every opportunity to grow within the organization in both career and financial advancement.

:Candidate will have prior Conventional, Senior and/or Student Housing experience and possess knowledge of apartment development, particularly in the Southeast and have market and sub:market familiarity with the demand drivers supporting the growth of those markets. Candidate will have strong research skills and be able to identify and compile information to support the investment thesis and clearly articulate those findings to prospective joint venture and capital partners.
:Ideal Candidate will have experience in negotiating Purchase and Sale Agreements (Land and Improved), Development Agreements, Architectural and Engineering Consulting Agreements, JointVenture Equity Term Sheets and Documentation, Easement Agreements and other related documents affecting title and survey. Candidate will have prior entitlement and development experience and have a solid understanding of construction means and methods in order to lead initial and on:going project planning meetings.
:Provide oversight, direction, and assistance to the team in market analysis, site identification and acquisition, due diligence, feasibility analysis, project entitlements, and coordination of site specific design development.
:Participate in routine site selection meetings, predevelopment, job cost, and other business meetings with Executive Management to review progress on sites and projects under pursuit.
:Discuss strategy, and provide input to strategic decisions and direction. Act as a representative of the Team for client, and JV partnership questions, concerns, and issues related to business, and or operations.
:Be accountable for coordinating work activities, ensuring open communication between consultants and CampusWorks project team members involved in the site selection process.
:Maintain accurate pursuit cost forecasting and reporting. Demonstrate a basic understanding of proformas, development budgets, underwriting, and construction schedules related to student housing development.
:Manage all third party consultants including property management and project programming to completion.
